Studio Rental Agreement and Terms of Use 

Agreement

 

By renting our studio at The Lobby Studio Ltd. (hereinafter referred to as the “Company”), you (the “Renter”), hereby confirm that you have read, fully understand, and agree to be bound by the following Rental Charges and Terms and Conditions.

Please be reminded that once payment is received, it is considered that Renter has agreed to abide by these terms and conditions.

Rental Charges​

The Rental Charges refer to the charges incurred for the rental of rooms and spaces as stipulated by the Company's standard rental rate policy.

Commercial Rental

  • WHOLE AREA: $1500 per hour, overtime charges $1700 per hour.

  • HOME AREA: $1300 per hour with all decorated scenes and one makeup room, overtime rental is $1500 per hour. If the Renter needs to set up lighting on the Cyclorama, please rent the Whole Area.

  • CYCLORAMA : $850 per hour. Provides a 25ft wide x 15ft deep x 14ft high white cyclorama. Overtime rental is $1000 per hour. The capacity is 15 pax. Makeup rooms are rented separately at $150/hr per room.

​​​Private Rental

  • Whole Area: $1200 per hour, overtime charges $1300 per hour.

  • Cyclorama: $600 per hour. Provides a 25ft wide x 15ft deep x 14ft high cyclorama.

  • Lobby: $600 per hour. It comprises an open kitchen, dining, living, and bedroom area.

  • Attic: $600 per hour with two large windows for natural light photography​​

    • ​​Makeup rooms are not included in all private rentals. The rate is $150/hr per room.

    • ​​A $1200 minimum charge is required for private rental.

    • When renting areas individually, the capacity is 5 pax each. However, capacity can be multiplied if renting multiple zones. When renting the Whole Area, the maximum capacity is 20 pax, and $50/hr charges apply to each extra participant.

​Gathering Space Rental

  • ​WHOLE AREA: $1000 per hour. 

  • CYCLORAMA provides a 25ft wide x 15ft deep x 14ft high cyclorama. Camera and lighting will be set up for customers to do shootings.

  • LOBBY provides an open kitchen and home setting. Customers can use all the kitchen appliances to cook. The dining, living, and bedroom areas are also available.

  • ATTIC provides entertainment, a snooker table, poker table, automatic mahjong table, Nintendo Switch, 75-inch TV, some gymnastics equipment as well as other board games.

    • ​​A $1200 minimum charge is required for gathering rental.

    • When renting areas individually, the capacity is 5 pax each. However, capacity can be multiplied if renting multiple zones. When renting the Whole Area, the maximum capacity is 20 pax, and $50/hr charges apply to each extra participant.

Additional Charges

  • Makeup rooms are rented separately for Cyclorama or private rentals at a rate of $150/hr per room.

  • The entrance or departure earlier than 7 a.m. or later than 11 p.m. incurs an additional charge of $500.

  • Painting a cyclorama incurs an additional charge of $800, including supplies and labour if required.

  • An additional cleaning fee of $500 will apply if the renter stains the newly painted cyclorama. If the Renter has paid for the painting, the Renter will not be charged.

  • Definition of overtime rental: The Company will confirm the final booking time one day before the rental. If the renter exceeds the confirmed rental time, the remaining hours will be considered and charged as overtime rental.

Reservations

  • The Company provides 20 minutes of free recce, but relevant fees will apply for any time over the free allocation.

  • To make a reservation, a non-refundable deposit of $5000 is required. The Company will not reserve the relevant date until it receives the deposit.

  • One area can only be reserved with a deposit of $5000. Inform the Company for multi-day rentals.

  • Reservation is made on a first-come, first-served basis, confirmed by the Company.

  • If the tenant reschedules or cancels the reservation, and another customer wants to rent the same day but is rejected due to the tenant’s appointment, a payment of $5000 is required as a cancellation fee.

Rental​

  • The Company provides the studio in good working order but makes no special guarantees as to the suitability to the Renter's purposes.

  • The Renter is entitled to use the entire studio, props, and furniture provided during rental.

  • Renter agrees to immediately notify the Company of any damage, failure, or change in rental equipment or studio.

  • The Company is not liable for any control variations that affect the shoot such as power outages, weather, emergencies, or Acts of God.

  • The Renter assumes all risks of personal injury or personal property damage. The Company is not responsible for any damage or injury caused while using rental items to the Renter or any third party.

  • If the Renter or any visitors damage any rental equipment or studio, the Renter agrees to pay for any repairs or replacements within 3 business days.

  • The Renter agrees to leave the studio in the same condition as received. A $500-$1000 cleaning fee will apply if the studio is not cleaned or damaged.

  • The Renter agrees that the Company holds no liability for any damage or injury caused by the use of rental items to the Renter or any third party. The Renter assumes all risk of personal property damage or personal injury. 

  • The Company will not be held liable for any injuries or accidents to the Renter, Renter’s employees, Renter’s contractors, Renter's clients, or any Renter's visitors that occur within or outside the studio premises.

  • Only the designated rented area can be used by the Renter. However, unless renting the Whole Area, placing any belongings, including corridors or washrooms, in other areas is not allowed.

  • The rental time must be confirmed by the Renter one day before the rental. Late or early arrivals will not affect the rental period that begins and ends at the agreed times.

  • Hair styling/ makeup, equipment setup, break-down and cleaning after the shoot are included in the rental time. The studio must be cleaned and vacated at the end of the rental period. Any drop-off or pick-up after the rental period might incur additional fees.

  • There is a 15-minute buffer period for overtime after which fees bill in hourly increments.

  • The Renter can switch to different areas on the same day when no other renter is renting the studio.

  • If the rental is not the whole venue, the rest of the venue may be rented to another Renter or be used by the Company's staff. The Company is not liable for any noise.

  • If the Renter is not renting the whole venue, the rest of the venue may have the opportunity to rent to another Renter or be used by the Company's staff. There is no guarantee that there will be no noise. If the Renter needs to do audio recordings, it is recommended to rent the whole venue.

  • As the studio is located in the factory building, the Company is not responsible for any loss caused by environmental noise interference.

Payment

  • Payment by deposit and rent must be paid in full no later than the day before the rental. If the payment is late, late fees may be incurred.

  • The Renter must pay an additional deposit of $5000 for the rental of the site. If the rental is overtime or damage occurs during the rental, fees incurred will be deducted from the deposit.

  • Deposit and rent will not be refunded under any circumstances. Black Rainstorm Warning, No. 8 Gale, or Storm Signal will allow the Renter to arrange for a re-rent within 3 months.

  • If the Renter pays by cheque, deposit the cheque two working days before the rental date. The Company will only collect cash on the day of the rental. (Note that our venue will NOT be available to use until the cheque is successfully redeemed.)

Policies & Rules

  • The Renter is solely responsible for the welfare and conduct of all persons on Company Premises. The client must be aware that the event organized at the venue is legal, and the legal responsibility must be borne by itself.

  • The Renter may not falsely claim that is for private purposes to avoid higher fees for commercial shootings. The Company will collect the rent for commercial rental and may suspend the shooting.

  • All children and pets must be supervised at all times. The Company is not liable for any injury or damage to any unsupervised children or pets.

  • The Renter is to clean their pets' excretions and ensure that no stains or smell remain in the rental area; otherwise, a cleaning fee of $500 will apply.

  • Straightly no smoking whatsoever in the studio, makeup rooms, washrooms, or entrance. If evidence of smoking including scent exists inside the studio, a $1500 cleaning fee will be assessed to the Renter.

  • No hazardous, illegal, or negligent practices, activities, or substances, including but not limited to smoking, use of open fire, explosives, firearms, drugs, alcohol, and other illegal substances or objects that may cause damage or create safety hazards.

  • All items brought by the Renter must be removed once the rental period ends. Any items left after 7 days will be discarded or kept by the Studio with no compensation.

  • The studio has staff on-site and CCTV. If the Company observes any rules violation, the Company reserves the right to stop the shooting and ask the Renter to leave immediately. In such cases, no refund will be given for unused time.

Once Payment is Received

Thank you for choosing The Lobby Studio. We are thrilled to help you execute your creative vision. Once payment is received, it will be considered as your acceptance of all the above-stated terms and conditions. Please contact us if you have any unclear information.

The Company reserves the right to suspend, vary, or terminate the above offers at any time and amend the terms and conditions from time to time. In case of any disputes, the Company reserves the right to make the final decision.

The rental package includes 3 C-Stands, 3 SK400II flashing lights, softboxes and umbrellas. Please inform us to reserve in advance, otherwise, the equipment might not be available.
