Studio Rental Agreement and Terms of Use

Agreement

 

By renting our studio at The Lobby Studio Ltd. (referred to as the “Company”), you (the “Renter”) confirm that you have read, fully understand, and agree to these Rental Charges and Terms and Conditions. Payment indicates acceptance of these terms.​​​

Additional Charges

• Makeup Rooms: Rented separately for Cyclorama or private rentals at $150/hr per room.

• Cyclorama Repainting: An additional charge of $800, including supplies and labour (if required).

• Cyclorama Cleaning Fee: A fee of $500 applies if the renter leaves unremovable stains. This fee is waived if the renter has paid for repainting.

• Overtime Rental: The final booking time will be confirmed one day before the rental. Exceeding the confirmed time will be charged as overtime.

Reservations

• Recce: The Company offers a 20-minute free recce; any additional time might incur a charge.

• Full Rent and Deposit: Full rent and a $5000 deposit are required to secure the booking

  • ​A $5000 deposit reserves one rental day.

• First-Pay, First-Served: Reservations are made on a first-pay, first-served basis, confirmed by the Company.

• Rescheduling Fee: If the Renter reschedules a reservation and causes the Company to lose a rental opportunity, a $5000 cancellation fee will apply.

Rental​

• The Company provides the studio in good working order but makes no special guarantees regarding its suitability for the Renter's purposes.

• Only the designated rented area can be used by the Renter. Unless renting the whole area, placing any belongings, including in corridors or washrooms, in other areas is not allowed.

• The Renter must report and pay for any damages incurred during the rental period.

• There is a 10-minute buffer for overtime, after which fees are billed in hourly increments.

• The Renter agrees to leave the studio in the same condition it was received. Fee applies if it is not cleaned.

• The Company is not liable for any control variations that affect the shoot, such as power outages, weather, emergencies, or Acts of God.

• ​The rental time must be confirmed one day before. Late or early arrivals will not affect the rental period, which begins and ends at the agreed times.

Conduct and Responsibilities​

• Only the designated rented area is available to the Renter. Placing belongings in other areas, including corridors or washrooms, is prohibited unless the whole area is rented.

• The Renter assumes all risks of injury or property damage. The Company is not responsible for any damage or injury to the Renter or third parties.

• The Company is not liable for injuries, deaths, or damage to equipment or belongings. The Renter is responsible for obtaining their insurance.

• Styling, equipment setup, break-down, and cleaning are included in the rental time. The studio must be cleaned and vacated at the end of the rental. Drop-offs or pick-ups after the rental period may incur additional fees.

• If the rental is not for the whole venue, other renters or Company staff may use the rest of the venue. The Company is not liable for any noise.

• The Company is not responsible for losses caused by environmental noise.

• The Renter is responsible for the conduct and welfare of all persons on Company premises. The event must be legal, and the Renter bears full legal responsibility.

Payment

• Rent and deposits must be paid in full by the day before the rental to avoid late fees.

• A $5000 deposit is required. Deductions apply for overtime or damages.

• Payments are non-refundable. Exceptions for severe weather allow for re-rent within three months.

• Cheques must be deposited two working days before the rental date. Cash payments are accepted on the day of rental. The venue is not available until the cheque clears.

Rules

• Falsely claiming a shoot is for private purposes to avoid commercial fees is prohibited. The Company will charge commercial rental rates and may suspend the shoot if misrepresented.

• The Renter must clean up after pets, ensuring no stains or odours remain, or a $500 cleaning fee will apply.

• Smoking in the studio, makeup rooms, washrooms, or lift lobby is strictly prohibited. Violations will result in a $2000 cleaning fee if any traces, such as odours, ash, or witness accounts, are found.

• No hazardous, illegal, or negligent activities or substances are allowed, including smoking, open fire, explosives, firearms, drugs, alcohol, and other illegal items.

• All items brought by the Renter must be removed at the end of the rental period. Items left after 7 days will be discarded or retained by the Studio without compensation.

• Staff and CCTV are on-site. The Company may stop the shoot and ask the Renter to leave if rules are violated, with no refund for unused time.

Once Payment is Received​

Once payment is received, it will be considered as your acceptance of all the above-stated terms and conditions. Please contact us if you have any unclear information.

The Company reserves the right to suspend, vary, or terminate the above offers at any time and amend the terms and conditions from time to time. In case of any disputes, the Company reserves the right to make the final decision.

The rental package includes 3 C-Stands, 3 SK400II flashing lights, softboxes and umbrellas. Please inform us to reserve in advance, otherwise, the equipment might not be available.
