Our modern 4,500 sq. ft space has a 14 ft ceiling and can accommodate up to 150 people for parties, seminars, and photoshoots. Studio Rental Agreement and Terms of Use

By engaging to rent our studio at The Lobby Studio Ltd. (hereinafter referred to as the “Company”) you, (herein referred to as the “Renter”), hereby confirm that you have read, fully understand, and agree to be bound by the following terms and conditions.

Once payment is received, it is considered that Renter has agreed to abide by these terms and conditions.

Rental Charges​

  • Commercial Rental

    • WHOLE AREA is $2400 per hour. Overtime charges $2600 per hour.

    • HOME AREA is $2100 per hour, with all decorated scenes and one makeup room. Overtime rental is $2300 per hour.
 If Renter needs to set lighting in Cyclorama, please rent Whole Area.

    • CYCLORAMA is $1300 per hour. Provides a scale of about 25 ft. wide x 15 ft. deep x 14 ft. high white cyclorama. Overtime rental is $1500 per hour. The maximum capacity is 15 pax. Makeup rooms are not included. The rate is $150/hr per room.

  • ​Private Rental

    • ​WHOLE AREA is $1200 per hour. Overtime charges $1300 per hour.

    • CYCLORAMA is $500 per hour. Provides a scale of about 25 ft. wide x 15 ft. deep x 14 ft. high cyclorama.

    • LOBBY is $600 per hour, with an open kitchen and home setting, excluding the attic.

    • ATTIC is $500 per hour. The attic provides two large windows for natural light photography, as well as swings and hanging chairs.

    • Makeup room is not included in all private rentals. The rate is $150/hr per room.

    • A $1000 minimum charge is required for private rental.

    • For private rental, the maximum capacity for Zone A, B, and C rental is 5 pax each. Each extra participant will be charged $50/hr. When renting multiple zones, the number of people can be multiplied.

Additional Charges

  • For rental of the CYCLORAMA or private rental, makeup rooms are rented separately. The rate is $150/hr per room.

  • An additional $500 charge for entrance or departure time earlier than 7 am or later than 11 pm.

  • An additional $800 charge for painting the cyclorama, includes supplies & labor. (if required)

  • An additional cleaning fee of $500 will be charged if the newly painted cyclorama is stained. If Renter has paid for the painting, Renter will not be charged.

  • Definition of overtime rental: The company will confirm the final booking time one day before the rental. If the time exceeds the time notified by the renter, the remaining hours will be considered and charged as overtime rental.


  • Provide 20 minutes of free recce, the company has the right to collect relevant fees after the time limit.

  • The Company does not accept verbal reservations. A non-refundable deposit of $5000 must be paid to make a reservation. The relevant date will not be reserved until the company receives the deposit. 

  • A deposit of $5,000 can only reserve one area within a day. If the Renter is interested in renting multiple days or renting multiple areas on the same day, please inform the Company and pay multiple deposits.

  • The reservation is made on a first-come, first-served basis and confirmed by the company.

  • If the tenant reschedules or cancels the reservation, and another customer wanted to rent the same day but was rejected due to the tenant’s appointment, a payment of $5000 is required.


  • The Company agrees to provide the studio in good working order but makes no special guarantees as to said studio's functionality or suitability to Renter’s purposes.

  • The Renter is entitled to use the entire studio, props, and any furniture in the studio at the time of rental. Renter agrees to return all equipment, studio, and furniture in the condition it was provided and to immediately notify the Company of any damage, failure, or change in equipment and studio provided.

  • the Company is not liable for variations of its control that affect the shoot, such as power outages, weather, emergencies, or Acts of God.

  • If the Renter’s employees, Renter’s contractors, Renter's clients, or any Renter's visitors damage any equipment or studio, Renter agrees to pay for any repairs or replacements necessary within 3 business days.

  • The Renter agrees to leave the studio in the condition it was found, or a $500 - $1000 cleaning fee will be assessed and invoiced.

  • The Renter agrees that the Company holds no liability for any damage or injury caused by the use of rental items to the Renter or any third party. The Renter assumes all risk of personal property damage or personal injury. 

  • The Company will not be held liable for any injuries or accidents to the Renter, Renter’s employees, Renter’s contractors, Renter's clients, or any Renter's visitors that occur within or outside the studio premises.

  • Unless renting Whole Area, the Renter cannot take up the rest of the space for shooting and placing any belongings, including corridors and washrooms.

  • The rental time must be confirmed at the latest one day before the rental. The Renter's rental time begins promptly at the designated starting time and ends promptly at the designated ending time.

  • If the Renter enters the venue later than the appointed time, the calculation will start according to the agreed original time and cannot be changed.

  • Hair and makeup, equipment setup, break-down and clean-up need to be factored into the rental time.

  • The studio must be cleaned and vacated by the end of the rental period. No prior drop-off and/or pick-up after completion of the shoot, equipment, props, etc. unless negotiated at the time of the rental contract, and additional fees may apply.

  • There is a 10 min buffer period for overtime after which fees will accrue at the applicable rental rate, billed in hourly increments.

  • The Renter is allowed to switch to different areas on the same day only when no other renters are renting the venue.

  • If the Renter is not renting the whole venue, the rest of the venue may have the opportunity to rent to another Renter or be used by the Company's staff. There is no guarantee that there will be no noise. If the Renter needs to do audio recordings, it is recommended to rent the whole venue.

  • As the studio is located in the factory building, the Company will not be responsible for the loss of renters caused by noise interference from the surrounding environment.


  • In addition to the site rent, the Renter needs to pay an additional deposit of $5000 for renting the site.

  • Both deposit and rent must be fully paid no later than the day before the rental.

  • If the rental is overtime or there is any damage during the rental, the Company will deduct the relevant fee from the deposit.

  • If the relevant fee exceeds the deposit amount, the Renter must pay in full when leaving the venue.

  • Deposit and will be refunded within 7 working days by cheque after the rental date.

  • If the Renter pays by cheque, please deposit the cheque three working days before the rental date. the Company will only collect cash on the day of the rental. (Please note that our venue will NOT be available to use until the cheque deposit is successfully redeemed.)

  • Deposits and rent will not be refunded under any circumstances. In the case of Black Rainstorm Warning, No. 8 Gale or Storm Signal or above (still in effect three hours before the rental time), Renter may arrange for a re-rent within 3 months.

Policies & Rules

  • The Renter is solely responsible for the conduct and welfare of all persons accompanying the Renter while on Company Premises. The client must be aware that the event organized at the venue is legal, and the legal responsibility must be borne by itself.

  • If the Renter is found to falsely claim that it is used for private purposes for commercial shooting, the Company will collect the rent for commercial rental and may suspend the shooting.

  • All children and pets must be supervised at all times. The Company will not be liable for any injury or damages to any unsupervised children or pets.

  • The Renter is to clean any excretions from their pets and ensure that no stain or smell is left behind, otherwise, a cleaning fee of $500 will be assessed to Renter.

  • No smoking whatsoever in the studio, makeup rooms, washrooms, or entrance. If evidence of smoking including scent exists inside the studio, a $1500 cleaning fee will be assessed to the Renter.

  • No hazardous, illegal, or negligent practices, activities, or substances.

  • All items brought to the Premises by the Renter are to be removed by the Renter. Items left after 7 days will be assumed abandoned and may be discarded or kept by the studio for studio use, with no compensation due to the Renter, at the discretion of the studio.

  • When the Renter leaves the venue, please ensure that all furniture and furnishings in this studio are returned to their original positions and keep the venue clean, otherwise, we reserve the right to charge related fees.

  • The studio has staff on-site and CCTV. If the representative observes or otherwise becomes aware of any rules violations, the representative reserves the right to stop the shooting and may require the Renter and Renter's party to leave immediately. In such cases, no refund will be given for unused time. However, the studio and its representatives assume no responsibility to act in such cases.

Once payment is received, it will be taken as acceptance of all terms and conditions above. Please ensure you have read and fully understand what is written above. Please contact us if anything is not clear to you.

The Company reserves the right to suspend, vary or terminate the above offers at any time and amend the terms and conditions therefore from time to time. In the case of any disputes, the Company reserves the right of final decision.

The rental package includes 3 C-Stands, 3 SK400II flashing lights, softbox and umbrella. Please inform us to reserve in advance, otherwise, the equipment might not be available.
